The process of buying a unit is simple and takes place in several steps. First, you choose the unit that best meets your requirements. Then you sign a reservation agreement and make a reservation deposit of CZK 150,000, which secures the unit until the signing of the future purchase agreement (SoSBK). Then the SoSBK is signed, and part of the purchase price must be paid according to your chosen payment schedule. Once the construction is completed and the project is approved, the purchase agreement is signed and the remaining part of the purchase price is paid. After all conditions are met, the unit is handed over and you can look forward to your new home or investment.

Yes, there are several common areas in the project that future owners can freely use.
The buildings have a practical bicycle and stroller storage room. In addition, you will also find two spacious terraces that serve as a place for residents to relax and meet. The first terrace is located on the 5th floor and offers a pleasant environment for informal meetings. However, the real star of the project is the 9th floor roof terrace of the Xenon building, which boasts breathtaking views of Brno and an outdoor kitchen.
Another advantage is the shared laundry facilities, which will be appreciated especially by owners of the smaller units. This service brings greater comfort and flexibility without having to take up space with your own washing machine in the apartment.
Yes, in selected parking spaces it is possible to have a wallbox for charging electric cars installed. This option allows owners to charge their electric cars conveniently and safely, directly in underground garages. If you are interested in a parking space with a charger, we will be happy to provide you with details and help you choose the right option. This will ensure maximum comfort and simplify the everyday use of your electric car.

The Xenon and Neon buildings meet the highest energy efficiency standards and are classified in energy class A. This means that both buildings were designed and built with an emphasis on maximum operational efficiency, which is reflected not only in lower energy costs, but also in minimizing the negative impact on the environment. Thanks to modern technologies and high-quality construction, these buildings provide not only comfortable but also environmentally friendly housing. Class A guarantees optimal energy usage and efficient operation throughout the entire life cycle of the buildings.
In view of the applicable regulations and the zoning plan, it was necessary to divide the project into different types of units at the time of submitting the building permit. Regardless of the legislative designation, both residential units and accommodation units are made to the same technical and design standard and both categories allow for permanent residence.
The unit can be financed both from your own resources and through a mortgage loan. If you would like to use mortgage financing, we offer you the opportunity to contact our loan specialist, who will help you with the entire process - from choosing the most advantageous offer to handling all the administrative work.
If you decide to handle the financing yourself or through your own mortgage advisor, an administrative fee of CZK 20,000 will be charged. This fee covers the actions related to communication with the bank, checking the loan and mortgage agreement, registering the property, and other necessary administrative steps.
The units in the Brno Jedna project represent a great investment opportunity. Thanks to their strategic location near the center of Brno, they offer excellent accessibility by public transport to key parts of the city, which increases their attractiveness for long-term and short-term rentals. In addition, Brno is a dynamically developing student and technology center, home to prestigious universities, innovative companies, and international corporations. This means a constant demand for quality housing from both students and young professionals and expats.
The Brno Jedna project represents the transformation of a large area into a modern urban district, which will offer quality residential housing, office space, cafes, and facilities for sports activities. The design includes an emphasis on security - it includes a sophisticated camera system covering common areas, quality public lighting, and support for community life, which will ensure the influx of new, positive energy into the area.
We have been in intensive dialogue with the city of Brno since the beginning of the project. Together we are working on a development strategy for the entire location. A key element is, for example, the planned connection of the area with the Svitava embankment, which will become an attractive public space modeled after modern European cities such as Copenhagen. We are coordinating the future appearance of the area so that it corresponds as closely as possible to the ideas of the city's urban development. All parties are approaching the negotiations constructively and cooperatively. For example, the city is planning significant investments in transport infrastructure and public spaces in the area, which will support the overall revitalization of this part of Brno.
Transferring ownership and registering a property in the land registry usually takes 20 working days from the date of submission of the application for the deposit. If the land registry office requests, for example, the submission of any supporting documents, the period may be extended accordingly. Once the transfer is completed and the ownership is registered, the land registry office will send you a notification of registration and you become the official owner of the property.
We want to make the entire administrative process as easy and pleasant as possible for you. That is why we pay all fees associated with the transfer of ownership of a property, including the fee for registering the property in the land register.
Anyone who has newly acquired property is legally obliged to file a tax return for property tax. This return is filed once - always by January 31 of the year following the acquisition of the property - at the relevant tax office according to the location of the property. The tax is then paid annually, usually by the end of May.
A Building Owner's Declaration is a document that defines the individual residential and non-residential units in a building and determines their share in the common parts of the property. This document is registered in the real estate register and is necessary for the creation of separate units, such as apartments or non-residential premises.
A Community of Unit Owners (SVJ) is established for the purpose of managing a building that is divided into individual residential or non-residential units. The members of the SVJ are all owners of these units and together they decide on the operation, maintenance, and management of the entire building.
A lien is the most common way to secure a mortgage loan. It means that the property serves as collateral against a bank or other lender. The lien is registered in the land registry and is attached to the property until the loan is fully repaid.
